Property Maintenance Advice: Things to check in Spring:

Fencing, Decking and Outbuildings:

Home Improvements and maintenance in the Spring can mean repairing things that went wrong or were damaged in the winter. Fencing, decking and outbuildings such as sheds can take a terrible lashing from wind, rain, snow and ice. Making temporary repairs to such things are, ultimately, very expensive and it is much better to employ a professional to make a proper long lasting repair as soon possible.

Rotten fence posts, timbers and panels should be replaced. Panel fencing can be replaced with feather edge or palisade fencing or vice-versa. Panel fencing is perhaps the easiest as posts are just concreted into the ground and pre-made panels fitted in between them with special metal clips. Fences and sheds should be protected with a timber preservative at least every two years.


External Pointing

We advise that you check all external pointing for signs of cracks, if not treated this can result in water penetrating the external brickwork of your property.


Autumn Checks:

External Pipework

In the autumn It is advisable to check that all external pipework is lagged, this will protect the pipes from freezing and bursting in the winter months.


Garden Fencing

We strongly recommend that you check all garden fence posts for signs of weakness, strong autumn and winter winds can easily blow down the most secure of garden fences.


External Paintwork

It is always a good idea to check the paintwork around external windows and doors, any peeling in the paintwork can allow water to penetrate the timber and begin to rot the wood, a quick coat of paint can save costly replacement of windows and doors in the future.


Window Accessibility

Check that windows do not stick when you try to open them, this will only intensify over the winter months


External Lighting

We advise you check all external bulbs for signs of damage, long dark winter nights are not the ideal time to be without exterior lighting.


Draught Excluders

Check that all draught excluders are performing correctly, if not this will result in increased fuel bills.


Gutters and Down Pipes

Look closely at the gutters and down pipes. Are they aligned correctly?, are there leaks to be seen from the joints? Look for staining on the wall where water may be leaking from the down pipes. Check the gutters when it is raining, does water flood over the top of the gutters, are there stains or damp patches on the walls, indicating blocked pipes?
